Pipe House is a mid Victorian terraced house, originally two cottages, now converted into a comfortable three bedroom house. It is situated in Tweedmouth, a short walk from the Old Bridge, and the centre of Berwick is within a few minutes walk. It is ideally situated for a family holiday with a small supermarket, fish and chip shop, Chinese takeaway and Indian Restaurant all within a few minutes walk. Berwick's main line railway station on the East Coast main line is about a twelve minutes walk away.
On the ground floor there is a through lounge/dining room. To the rear is a sunny utility room with a separate cloakroom containing a WC and wash hand basin. There is a washing machine in the utility and access to the garden where there is a clothes line. The kitchen is accessed by two steps up from the lounge. The kitchen has recently been completely refurbished with new tiling and new kitchen units in gloss white. There is a gas hob, electric oven, fridge freezer, microwave, and dishwasher. The kitchen also gives access to the garden.
At the front of the lounge two steps up give access to the second reception room which contains comfortable seating and a double futon style settee [Ikea] to provide extra sleeping if required. There is adequate storage in this room for two extra guests to stay comfortably. This room also provides an area away from the main lounge to enjoy a book or play games. There is a CD player/radio in this room. If the extra sleeping places are required, please mention this at time of booking.
The lounge contains a television, with DVD player. There is an electric stove for cooler nights. There are plenty of books and some guides and maps to the local area. There is also a folder containing information about local attractions.
The dining area has a table and chairs to seat eight and an open style gas fire. The lounge/dining area has a practical laminate floor while the rest of the house is carpeted. There is a large under stair cupboard for storage.
Upstairs there is one twin room with en suite shower room and WC, a very pretty single room looking out over the garden containing one single bed, and a further twin room. Both the single and second bedrooms have a vanity unit with washbasin and there is also a full sized family bathroom with WC, bath with power shower over and wash hand basin. There is a heated towel rail to keep towels dry in summer. The two larger bedrooms have lovely views over the estuary and out to sea.
Please note that there are two steps up to the front door and two steps between the dining room and kitchen, the dining room and utility, and the lounge and second reception room. Although the ground floor might be suitable for someone not wishing to climb the flight of stairs to the first floor, there are steps between all the rooms and there is no shower or bath in the downstairs cloakroom. All these steps are as a result of the house being built on an incline.
The house has recently been completely rewired and has new mains connected fire alarms installed. The windows are double glazed.
Outside there is a garden with a small sheltered patio area and steps up to a larger area with patio seating area. There is garden furniture usually stored in the garden shed. This garden is a suntrap.
There is free on street parking outside the house.
The house is gas centrally heated throughout. It provides warm and comfortable accommodation for five people with the option of the bed settee for a further one or two. We have a sturdy travel cot suitable for babies up to the age of two years and a stair gate. If you require these, please mention this at the time of booking.
Please note that NO SMOKING is allowed in any part of the house and we regret that we cannot accept pets.
Bed linen is provided and included in the cost. Please let me know at time of booking if you require linen for either the futon or the bed-settee. Towels can be provided. We have two sets of linen, one waterproof sheet, and a blanket for the cot. Please let me know at time of booking if you will require these. Tea towels are provided in the kitchen.
There is no additional charge for electricity or gas but we would ask you to use these considerately.

  • May, June, September £445.00 per week
  • July, August £545.00 per week
  • January, February, March, April, October, November, December £345.00 per week
  • Christmas and New Year £425.00 per week
A telephone booking will be held for seven days, pending receipt of a 10% non-returnable booking fee, the balance to be paid no later than 30 days before the proposed occupation date. You will be notified of access arrangements upon receipt of full payment.
The property is available from 4pm on the day of arrival and you are asked to vacate on the day of departure by 10am.
